Where is Country Club East?

Country Club East is a gated village in the Manatee County part of Lakewood Ranch, Florida (Manatee and Sarasota counties), east of the original Country Club village and north of University Parkway. Its clubhouse, The Lodge, is at 16235 Players Drive, and homes use the 34202 ZIP code.

Because it lies north of University Parkway, the county line through Lakewood Ranch, homes are assessed by the Manatee County Property Appraiser and served by the School District of Manatee County. Lorraine Road and University Parkway are the main routes out of this part of Lakewood Ranch, and University Parkway leads west to Main Street, the University Town Center area and Interstate 75. What is Country Club East?

Country Club East is Lakewood Ranch’s second golf village, opened in 2007 on about 1,200 acres around the Royal Lakes course. When Sarasota Magazine profiled the villages in 2009, it described Country Club East as a gated village with lakes and nature preserves, 18 holes of golf, homes starting in the high $200,000s and about 900 homes expected at build-out.

The village is a collection of smaller neighborhoods, often named after golf courses. Neighborhood names on the stewardship district’s fiscal 2026 schedule include Belleisle, Collingtree, Eaglescliffe, Haddington, Hawkstone, Highlands, Hillside, Longcliffe, Prestbury, Seacroft, Whittlebury and Windy Hill, plus the Clubside condominiums. Other names you will see on listings include Secret Harbor and Kendleshire.

Building continued for more than a decade. Stock Signature Homes, for example, sold 32 homes in Country Club East in 2018 at prices from about $834,000 to $1.2 million for 2,552 to 3,717 square foot plans, and announced in July 2020 that it had sold out. Today nearly all purchases are resales, with homes built from about 2010 to 2020.

What types of homes are in Country Club East?

Most homes are single-family pool homes of about 2,200 to 3,600 square feet, plus the Clubside condominiums. Lot widths on the stewardship district schedule run from 45 feet (Belleisle) to 90 and 100 feet (Eaglescliffe, Prestbury and Seacroft), which tells you a lot about home size: the wider the lot, the larger and pricier the home tends to be.

How does golf work in Country Club East?

The Royal Lakes course and The Lodge clubhouse belong to the private Lakewood Ranch Golf and Country Club, and membership is sold separately from the home. The club has been owned by Heritage Golf Group since March 2024.

Royal Lakes, designed by Rick Robbins, measures 7,339 yards from the back tees, according to the club. The Lodge is about 30,000 square feet in a rustic ranch style, with a casual restaurant and bar, a private dining room, a second pro shop, a putting course, a practice range, a golf academy and an outdoor patio. Members can also use the club’s other three courses (Cypress Links, King’s Dunes and The Legacy), its 44,000-square-foot main clubhouse on Legacy Boulevard, a 20,000-square-foot fitness center, two heated pools, 20 tennis courts and 20 pickleball courts. HOA dues vary by neighborhood, and no village-wide schedule is published. Ask for the master and neighborhood association budgets, what they cover (gate staffing, lawn care, irrigation) and any special assessments.
