Where is Calusa Country Club?
Calusa Country Club is in the Manatee County part of Lakewood Ranch, Florida (Manatee and Sarasota counties), in the newer eastern area of the community, with Lakewood Ranch addresses in ZIP code 34211. The Observer gave the club’s address as 18812 Scallop Loop when it opened. Because the village is north of University Parkway, the county line, homes are assessed by the Manatee County Property Appraiser and served by the School District of Manatee County.
The village sits east of the older, fully built neighborhoods near Interstate 75, so plan on a longer drive to the interstate than from Summerfield or the Country Club area. For drive times to Sarasota, Tampa, the beaches and the airports, see our guide to Lakewood Ranch’s location and commutes.
What is Calusa Country Club?
Calusa Country Club is a Lennar golf village where a club membership comes bundled with every home, following the model Lennar used earlier at Lakewood National. The developer lists about 1,780 homes; a January 2025 Observer report said 1,900 were planned. Either way, it is one of the larger new villages still selling in 2026.
The club held a members-only grand opening on January 23, 2025, and the championship course opened to public play in early February 2025. Golf Course Architecture counted it as the tenth course to open in Lakewood Ranch. The club is managed by Troon through its ICON Management division.
The club’s pitch is what the Business Observer called a “socialized” concept: a flexible, family-friendly approach with a 12-hole course that plays in three hours or less, a putting course and practice areas. The Observer reported that junior golfers could play free with their families after certain hours.

What are the golf courses like?
Gordon Lewis designed both courses: an 18-hole, par-72 championship course that plays up to 7,404 yards, and a 12-hole short course. On the championship course, water comes into play on all 18 holes. It has TifEagle greens, Bimini bermuda fairways and white sand bunkers, and six sets of tees starting around 3,800 to 3,850 yards, so beginners and low handicappers can both play it.
Practice facilities include an aqua driving range, a short-game area, a practice putting green, a putting course of nearly an acre and a golf simulator. The 12-hole course is meant for quicker rounds and plays in about three hours or less; see our golf guide.
When it opened, public rates were reported at $99 to $149 a round depending on timing, and Troon offered annual golf memberships. Bundled clubs often tighten outside play as more homes sell, so ask the club about current public access.
What are the membership options?
Every home comes with a membership, and buyers have been offered two types: an all-inclusive golf membership or a social membership. According to the Observer’s 2025 report:
- Golf membership is all-inclusive, with priority tee times.
- Social membership covers the pickleball and tennis courts, tiki bar, resort-style pool, clubhouse and practice facility, without priority tee times.
Lennar groups its homes into “Golf” and “Resort” collections. Ask the sales team how the collection you choose relates to the membership type, what the dues cover, and whether there are food minimums, cart fees, guest fees or capital charges billed outside the HOA.
Who builds at Calusa Country Club and what do homes cost?
Lennar is the only builder, selling condos, attached villas, coach homes and single-family homes from the high $200,000s to more than $900,000.
| Home type | Size (developer) | Builder “from” prices (developer, Oct 2026) |
|---|---|---|
| Condominiums | 1,120 to 1,569 sq ft | High $200,000s |
| Attached villas | 1,417 to 2,110 sq ft | Not published separately |
| Single-family | 1,850 to 3,025 sq ft | $500,000s to $900,000s |
The developer’s October 2026 listing showed specific homes from $281,385 to $923,999. Lennar’s own site listed 14 collections (Veranda condos, Terrace, Coach Home, Villas, Executive, Manor and Estate, each in Golf and Resort versions) with prices from about $296,000 to $1.28 million. These are builder prices for new construction and change often; the Observer reported condos from the high $300,000s at opening in 2025, so starting prices have moved.
That low entry point makes Calusa one of the few places in Lakewood Ranch to buy a new home, with a club, for under $300,000. Our Lakewood Ranch housing market report tracks resale prices as the village matures.
What amenities are there besides golf?
The clubhouse anchors the village, with a restaurant and bar, a resort-style pool, a fitness center, a spa, and tennis and pickleball courts. Lennar lists:
- Clubhouse with restaurant and bar
- Resort-style pool
- Fitness center, full-service spa and wellness center
- Tennis and pickleball courts
- A lifestyle director
- Fully maintained lawns (confirm for the collection you want)
Residents also have the wider community’s parks and trails; see our guide to parks, trails and nature preserves.
What does living at Calusa Country Club cost?
Plan for HOA dues that include the club, Manatee County property tax, any district assessment on the tax bill, condo fees if you buy a condo, and insurance.
| Cost | What to expect | Where to check |
|---|---|---|
| HOA dues (with club) | $525 to $810 a month (published range) | HOA disclosure summary and budget |
| Condo association | Extra for condo buyers | Condo budget and reserve study |
| District assessment | Varies; Calusa is not named in the Stewardship District’s fiscal 2026 schedule | Latest tax bill for the parcel |
| Property tax | Based on assessed value and Manatee millage | Manatee County Property Appraiser |
| Insurance | HO-6 for condos; full policy for houses | Quotes before you sign |
The HOA range is high compared with villages like Star Farms ($250 to $360), but it is not a like-for-like comparison: at Calusa the dues pay for a club that would cost extra elsewhere. Calusa is not named in the Lakewood Ranch Stewardship District’s fiscal 2026 assessment schedule, so ask the builder whether the land falls in another district or a newer bond series, and read the tax bill. Our guide to CDD fees explains how. If you will live here full time, the Florida homestead exemption can lower your property tax.
Which schools serve Calusa Country Club?
Calusa Country Club is in the School District of Manatee County; Lennar lists Braden River, McNeal and Willis elementaries and Nolan and Braden River middle schools for the village. A builder list covering several schools usually means zoning differs by section or is being updated, so confirm any address with the district’s school locator.
High school zoning is also worth checking. Manatee’s new Rangeland High School opens in August 2027, and boundaries for some Lakewood Ranch students may change. Our Lakewood Ranch schools guide lists each school and its latest state grade.
Who is Calusa Country Club best for?
Calusa suits golfers and club-minded buyers who want new construction, a bundled membership and a lower entry price than most golf communities.
It works well for:
- Seasonal residents and downsizers who want a lock-and-leave condo with a club
- Retirees who want golf and social life without the 55+ restriction
- Families who like the short course and putting course for kids
- Golfers comparing Lakewood National but who want a brand-new home
It is a weaker fit if you do not want to pay for a club through your dues, want a 55+ community (see our 55+ communities guide), or want a short drive to I-75. Compare it with Lakewood National, Lennar’s older bundled-golf village, and Azario, whose Esplanade neighborhood has its own 18-hole course, in our village comparison.
What should I check before buying at Calusa Country Club?
Check the membership terms, every association budget, the tax bill and the school zone.
- Membership. Get the club documents. Ask which membership comes with the home, how it transfers on sale, and what is billed outside the HOA.
- Association budgets. Get the HOA budget and, for condos, the condominium association budget, reserve study and insurance details.
- District assessment. Ask the builder which district and bond series cover the lot, then check the parcel’s tax bill.
- Flood zone. Water is in play on all 18 holes of the championship course, and some lots are on the water. Check FEMA’s flood map and ask for the lot’s elevation. Our hurricanes, flooding and insurance guide explains what to ask.
- Construction. Ask which phases are still being built near your home.
- Schools. Confirm zoning with the School District of Manatee County.
