Where exactly is Lakewood Ranch?

Lakewood Ranch is on Florida’s Gulf Coast, just east of I-75 between Bradenton and Sarasota, and it straddles the line between Manatee and Sarasota counties. The community covers more than 35,000 acres, or about 53 square miles, according to the developer’s July 2026 fact sheet. That makes it larger than many Florida cities, yet it is an unincorporated community with no city government of its own.

The northern villages, along State Road 70 and State Road 64, sit in Manatee County and mostly use Bradenton or Lakewood Ranch mailing addresses. The southern villages, such as Waterside (between University Parkway and Fruitville Road, east of I-75), sit in Sarasota County and use Sarasota addresses. University Parkway runs roughly along the county line through the middle of the community.

Which side of the line a home is on matters more than most newcomers expect. It decides:

  • Which public school district the children are zoned for

How do you get in and out of Lakewood Ranch?

Four I-75 interchanges serve Lakewood Ranch: University Parkway, State Road 70, State Road 64 and Fruitville Road. Which one you use depends on your village.

  • University Parkway is the main front door. It connects Main Street, the University Town Center (UTC) mall area and the Sarasota Bradenton airport. Its I-75 interchange was rebuilt as a diverging diamond, the first in Florida, and won a national transportation award in 2018.
  • State Road 70 serves the central villages and continues west into Bradenton.
  • State Road 64 serves the northern villages, including Azario and Palm Grove.
  • Fruitville Road serves the southern edge, including Windward and Monterey in Sarasota County.

Inside the community, the main north-south roads are Lakewood Ranch Boulevard and Lorraine Road. Lakewood Ranch Boulevard was being rebuilt south of State Road 70 in late 2025.

How long are the drives to nearby cities?

Downtown Sarasota is about 20 minutes away and Tampa a little under an hour with light traffic, according to the developer. The figures below are the developer’s own light-traffic estimates from its FAQ, measured from the community as a whole, not from a specific village. Rush hour, tourist season (roughly January through April) and crashes on I-75 can add a lot, so treat them as estimates and test your own route.

Which airports are closest?

Sarasota Bradenton International Airport (SRQ) is the closest, about 9 miles away, and Tampa International (TPA) is about 55 miles north. Most residents use SRQ for convenience and TPA when they need a nonstop route or a better fare.

SRQ has grown quickly. It handled 4,514,781 passengers in 2025, a record and a 6.3% increase over 2024, and opened a new terminal section in January 2025. Its route list changes by season, with more flights in winter, so check the airport’s site for current nonstop destinations.

What is the commute really like?

The average commute is about 28 minutes one way, according to Census data, but I-75 at rush hour can stretch a Tampa commute well past an hour. The Census Bureau’s 2024 American Community Survey puts mean travel time to work at 27.9 minutes for the Census-defined Lakewood Ranch area, which covers only part of the larger community.

Most residents who work locally drive to jobs in Lakewood Ranch itself, Sarasota, Bradenton or the UTC area, and those trips are usually manageable. The community reports more than 22,000 jobs and over 2,600 businesses inside its boundaries, so a good share of people never touch the interstate.

The harder commutes are:

  • North to Tampa or St. Petersburg. I-75 carried about 130,000 vehicles a day at the University Parkway interchange in 2018, and traffic slows around the Manatee River and the I-275 split. Leaving before 7 a.m. helps a lot.
  • University Parkway near I-75 and UTC. This stretch backs up at peak shopping times, during tourist season and on event days.
  • East-west roads during construction. State Road 70 between Lorraine Road and Waterbury Road is being widened (expected to finish in early 2027), and Upper Manatee River Road is being widened to four lanes (expected December 2028), according to October 2025 reporting.

Public transit is limited, so plan on a car for every adult who works outside the home.

Why does location matter when choosing a village?

Where you live inside Lakewood Ranch changes your drive times, your county and your daily errands more than most people expect. A few rules of thumb:

  • If you fly often or work in Sarasota, the villages near University Parkway and the Sarasota County side cut the most time.
  • If you commute to Tampa or St. Petersburg, the northern villages near State Road 64 and State Road 70 put you closer to the interchanges you will use most.
  • If you want to walk or bike to dining, look near Main Street or Waterside Place.
  • If you want the newest homes, expect to live farther east and drive longer to I-75.

Before you buy, drive your actual commute at the time you would make it, on a weekday, ideally during tourist season. A route that is quick on a Sunday in August can take far longer on a weekday in February.
