The Census figures for Lakewood Ranch (median age and commute) cover only the Census-defined Lakewood Ranch area, which is smaller (about 46 square miles and 44,000 people in the 2024 ACS) than the full 53-square-mile, 80,000-resident community the developer describes. The developer’s figures and the Census figures are not directly comparable.

Which costs more?

Lakewood Ranch has the higher median sale price, but the two overlap heavily, and each has its own extra costs. Redfin reported a median of $619,690 for Lakewood Ranch in July 2026 and $520,000 for the City of Sarasota in August 2026.

The medians hide very different housing. Sarasota mixes older single-family homes, condos downtown and on the keys, and expensive bayfront property. Lakewood Ranch is mostly single-family homes, villas and townhomes built since the community began, with new homes from the high $200,000s to over $2 million according to the developer.

Two costs work differently:

  • City taxes. Property owners inside the City of Sarasota pay city millage on top of county and school taxes. For fiscal year 2026 the city set 3.2730 mills for operations plus 0.1348 for debt, or about $341 per $100,000 of taxable value. For fiscal year 2027, which began October 1, 2026, the city’s proposed budget kept the operating rate at 3.2730 mills; check the city’s adopted rate on your tax bill.

Insurance can also differ a lot. A newer inland home built to current code may insure for less than an older home near the bay, while a condo on the keys has its own association and insurance costs. Sarasota, easily. Lido Key sits just across the Ringling Bridge from downtown, with St. Armands Circle on the way for shopping and dining. Lido Beach Park has lifeguards, a pool, pavilions and a concession.

From Lakewood Ranch, Siesta Key, Lido Key, Longboat Key and Anna Maria Island are all about 15 to 18 miles away. Parts of Sarasota are walkable; most of Lakewood Ranch is not, though it has an extensive trail network. Redfin rates Sarasota a Walk Score of 52, “somewhat walkable,” and downtown and neighborhoods near it are where you can live without driving for every errand.

Lakewood Ranch was planned around the car. Most errands mean a drive, but the community reports more than 150 miles of trails and 13 parks, so walking and biking for exercise is easy. Lakewood Ranch’s inland location means a smaller share of homes face severe flood risk, though no part of the region is free of hurricane risk. Redfin’s climate data, from First Street, estimates that 26% of City of Sarasota properties are at risk of severe flooding over the next 30 years, compared with 7% in Lakewood Ranch. Both face extreme wind risk on every property.
