Prices are medians across very different housing stock, so treat them as a starting point. A new villa in Lakewood Ranch and a large resale home in Parrish can easily flip the comparison.
Where is Parrish compared with Lakewood Ranch?
Parrish is the large unincorporated area north of the Manatee River in Manatee County, directly north of Lakewood Ranch’s northern villages. The two are linked by the Fort Hamer Bridge, which opened on October 18, 2017, and connects Upper Manatee River Road on the Lakewood Ranch side with Fort Hamer Road on the Parrish side. Before the bridge, the trip meant a long detour to I-75 or US 301.
Parrish is a large area, much of it still farmland and open land, with new master-planned communities spreading along Fort Hamer Road, Moccasin Wallow Road, US 301 and Erie Road. Lakewood Ranch covers about 53 square miles, has more than 27,900 homes sold to date and feels more finished.

Which costs less to live in?
Parrish usually costs less to buy into, but the gap shrinks once you compare similar new homes and add up fees. Redfin reported a median sale price of $404,908 for the 34219 ZIP code (Parrish) in June 2026, and $619,690 for Lakewood Ranch in July 2026.
Several things narrow the gap:
- Fees. Many master-planned communities on both sides of the river are financed with community development districts (CDDs), plus HOA dues. In Parrish’s Harrison Ranch CDD, for example, some owners paid as much as $2,366 a year in CDD fees, according to 2025 reporting by WUSF and Suncoast Searchlight. How do the schools compare?
Parrish homes are zoned for Manatee County public schools, while Lakewood Ranch homes can be zoned for either Manatee or Sarasota County schools depending on the address. Sarasota County Schools earned an A district grade for 2025-26, its 23rd straight A. Manatee County kept its B district grade for 2025-26.
District grades are averages, and school grades change from year to year. In east Manatee, R. Dan Nolan Middle School and Gilbert W. McNeal Elementary had long A streaks through 2024-25, while Lakewood Ranch High School slipped from an A to a B in 2025-26. Parrish has added schools quickly as it grows: Parrish Community High School opened in 2019 and added a 16-classroom wing in 2025, and a middle school in North River Ranch was planned to open for the 2025-26 school year.

What about healthcare?
Lakewood Ranch has a full hospital today; Parrish is still waiting for one. Lakewood Ranch Medical Center grew from 120 to 180 beds with a 60-bed patient tower added in 2026. Parrish has HCA Florida freestanding emergency rooms, and BayCare’s planned 154-bed hospital on Moccasin Wallow Road in Palmetto was projected for 2027 in 2025 reporting, described as the first hospital north of the Manatee River. Which has more to do?
Lakewood Ranch has far more built-out amenities; Parrish offers a quieter, more rural feel with amenities growing inside each new community.
Lakewood Ranch reports more than 150 miles of trails, 13 parks, 72 holes of golf across its Lakewood Ranch Golf and Country Club courses, the Premier Sports Campus and the Sarasota Polo Club. Parrish’s amenities are mostly inside its master-planned communities. Seaire, for example, is built around a 4-acre lagoon. Local attractions include the Florida Railroad Museum, which runs train excursions on a six-mile line between Parrish and Willow. Shopping centers such as Creekside Commons (opened 2023) and Gateway Commons have opened to serve new residents.
How fast is each area growing?
Both are growing fast, but Parrish is earlier in its growth curve, so expect more construction for years. Parrish’s population rose about 12.5% from 2020 to 2023, to about 38,900. North River Ranch alone is approved for 5,000 homes, and Seaire is planned for 3,000. Lakewood Ranch reports more than 80,000 residents, over 40 villages and 19 active builders, so it is still growing too, mostly on its eastern edge.
Growth brings new stores and schools, but also traffic and construction noise. If you buy in either area, look at what is planned on the empty land nearby.

Choose based on where you work, what you can spend and how much you want built-out amenities right now.
Choose Lakewood Ranch if you:
- Work in Sarasota, Bradenton or Lakewood Ranch, or fly often from SRQ
- Want town centers, golf, a hospital and established parks today
- Want the option of Sarasota County public schools
- Have a larger budget, or want a 55+ or luxury community
Choose Parrish if you:
- Commute to Tampa, St. Petersburg or the Bradenton-Palmetto area
- Want more house for the money, especially new construction
- Like a quieter, more rural setting and do not mind driving for shopping
- Are comfortable living with several more years of construction nearby
