Where is The Lake Club?

The Lake Club is in the Manatee County part of Lakewood Ranch, Florida (Manatee and Sarasota counties), with its entrance on Lake Club Boulevard, north of University Parkway and about half a mile east of Lorraine Road. The developer’s village tour sends visitors east on University Parkway from the Lorraine Road intersection (University Corner, with a Publix) and then left onto Lake Club Boulevard. Homes use the 34202 ZIP code.

Because the village is north of University Parkway, the county line through Lakewood Ranch, homes are assessed by the Manatee County Property Appraiser and served by the School District of Manatee County. University Parkway runs west to Main Street, the University Town Center area, the Sarasota Bradenton airport and Interstate 75. See our guide to Lakewood Ranch’s location and commutes for drive times.

What is The Lake Club?

The Lake Club is Lakewood Ranch’s main luxury village: a gated, Tuscan-inspired community of custom and semi-custom homes built around lakes, a mile-long park and a private Grande Clubhouse. A Business Observer report put it at “just over 700 homes,” with residences selling from $1 million to over $3 million at the time. A 2020 Your Observer report said the developer had invested $30 million in landscaping and stonework and modeled the village on communities in Naples.

Sarasota Magazine dated the village’s opening to 2006. Homes in the 2026 sales reports were built from 2008 onward, most since 2015, and Stock Development’s 2020 update listed sales of 98 homes and builder lots worth more than $85 million in 2019 alone. The village is now largely built out. Stock Development’s site listed a handful of remaining new homes in the Anchorage Place and Genoa neighborhoods, but most purchases are resales.

Neighborhood names you will see include Genoa, Lake View Estates and Anchorage Place, along with streets such as Verona Place, Matera Court and Pavia Way that reflect the Italian theme.

Who built the homes in The Lake Club?

The Lake Club was built by custom and semi-custom luxury builders, led by Stock Development’s home building companies. Stock Signature Homes built the Genoa neighborhood, which accounted for more than 50 of the village’s 98 sales in 2019, in Mediterranean, British West Indies and coastal Florida styles. Lake View Estates added Anchor Builders, Arthur Rutenberg Homes and John Cannon Homes alongside Stock. Stock Custom Homes builds the largest estates; in May 2024 it listed two Anchorage Place homes of 4,672 and 4,892 square feet priced at about $5.6 million to $5.9 million.

Business Observer reported floor plans of 2,400 to more than 4,000 square feet under air with three to five bedrooms, and estate homes go well beyond that.

How much are homes in The Lake Club?

In 2026, Lake Club homes in the weekly top-sales reports sold for about $1.68 million to $5.65 million, most for $1.9 million to $3.7 million. The table lists Lake Club sales from Your Observer’s “top residential real estate sales” reports for Lakewood Ranch. Because these lists feature each week’s highest sales, they show the upper part of the market.

7928 Matera Court (May 18 to 22, 2026) $1,680,000 2,727 sq ft 4 bed, 3.5 bath, pool 2021

Several homes resold for less than their 2022 to 2024 purchase prices (for example, 7928 Matera Court sold for $1.68 million after selling for $1.785 million in 2022), while 16420 Daysailor Trail, first sold in 2015 for about $1.65 million, resold for $3.69 million. At this price level, comparable sales are thin, so ask an agent for every closed sale in the same neighborhood and lot type over the past year. Our quarterly Lakewood Ranch housing market report shows the wider trend.

Our golf guide explains the options. Residents can also use Lakewood Ranch’s shared parks and trails; see parks, trails and nature preserves.

What does living in The Lake Club cost each year?

Plan for property tax on a high assessed value, a stewardship district assessment of about $2,000 to $4,400 a year for most homes, HOA dues that fund the clubhouse and gate, and insurance on a large home.

The Lake Club is financed through the Lakewood Ranch Stewardship District. The fiscal 2026 schedule lists two Lake Club bond series, each with a gross maintenance assessment of $693.87:

Bond series and product Gross debt assessment Total with maintenance
Genoa (2019 bond), 65 ft lot $1,323.34 About $2,017

Lake Club 2021 bond, Estate $2,720.21 About $3,414
Lake Club 2021 bond, Plantation $3,733.75 About $4,428

Earlier phases may sit under different lines, so read the tax bill for the specific parcel. Our guide to CDD fees in Lakewood Ranch shows how.

HOA dues pay for the guardhouse, Grande Clubhouse, staff and common grounds. No fee is published, so ask for the current budget, what is included (spa services and some programs may cost extra) and whether any capital contribution is charged at closing. Property tax is set by Manatee County and will be substantial at these values; the Florida homestead exemption and its assessment cap help full-time residents. For a full annual budget, see the true cost of owning a home in Lakewood Ranch.

Which schools serve The Lake Club?

The Lake Club is in the School District of Manatee County, and zoned schools depend on the exact address. Lakewood Ranch’s Manatee public schools include McNeal, Willis and Gullett elementaries, Nolan and Dr. Mona Jain middle schools and Lakewood Ranch High, and Rangeland High School opens in August 2027. Confirm the zoned schools with the district before you buy; our Lakewood Ranch schools guide explains how and lists private schools nearby.

Who is The Lake Club best for?

The Lake Club suits buyers who want a gated luxury home of 3,000 square feet or more, a full-service private clubhouse and quick access to University Parkway, and who do not need golf at home.

If you want… Consider
A custom or semi-custom luxury home with a clubhouse The Lake Club
Luxury with an optional private golf club next door Country Club or Country Club East
New luxury construction in Sarasota County Wild Blue or Kingfisher Estates at Waterside
Golf bundled with the home Lakewood National

It is a weaker fit for buyers under about $1.5 million, those who want golf in the HOA, or anyone wanting a 55+ community. Compare every Lakewood Ranch village to see the alternatives.

What should I check before buying in The Lake Club?

At this price, check the HOA budget, the tax bill, the home’s construction records and insurance before you commit.

  1. HOA documents. Get the budget, reserve information, rules (including architectural review for any changes) and any planned special assessments or capital contributions.
  2. Tax bill. Confirm the stewardship district lines and the current property tax, and estimate the tax after the sale resets the assessed value.
  3. Insurance quote. Get quotes early. Large homes with pools, outdoor kitchens and lakefront lots can be costly to insure; ask for an elevation certificate and a wind mitigation report. See our hurricanes, flooding and insurance guide.
  4. Builder and permits. For newer custom homes, ask which warranty items remain and request permit and inspection records. Have an independent inspector review it anyway.
  5. Comparable sales. Prices vary widely by lot and builder, so review every recent sale in the same neighborhood.

For buying from a builder versus a resale, see new construction vs resale. When you are ready, the real estate hub explains how to choose an agent who knows the luxury villages.
