Where is Lakewood Ranch Country Club?
The Country Club is in the Manatee County part of Lakewood Ranch, Florida (Manatee and Sarasota counties), along Lakewood Ranch Boulevard south of Summerfield and north of University Parkway. The developer’s village tour describes driving down Lakewood Ranch Boulevard and passing “the established Country Club village and a golf course” on the way south. The club’s main clubhouse sits at 7650 Legacy Boulevard, and homes use the 34202 ZIP code.
Because the village is north of University Parkway, the county line through Lakewood Ranch, homes are assessed by the Manatee County Property Appraiser and served by the School District of Manatee County.
Location is one of the village’s strengths. It is one of the established villages near Interstate 75, the University Parkway shopping corridor and Lakewood Ranch Main Street, so drives to Sarasota and the Sarasota Bradenton airport are shorter than from the newer villages to the east. What is the Country Club village?
It is Lakewood Ranch’s first golf village: a gated community that opened in 1997 and grew to about 2,500 homes and townhouses around the courses of Lakewood Ranch Golf and Country Club. When Sarasota Magazine profiled the community’s villages in 2009, it listed the Country Club at 2,496 homes and townhouses on 1,565 acres, with prices then running from the $200,000s to several million dollars.
The village is made up of many smaller neighborhoods, each with its own street names and, often, its own sub-association. Neighborhood names you will see on listings and tax bills include Edenmore, Greystone, Highfield, Lismore, Silverwood, Thornhill and Wexford, and golf-themed names such as Augusta, Muirfield, Oakmont, Westchester, Portmarnock, Siena and Vilamoura.
The village is fully built, so nearly every purchase is a resale. Homes in the 2026 sales reports were built between 1999 and 2015, which gives the streets mature trees and established landscaping that newer villages lack.
What types of homes are in the Country Club?
Homes range from attached villas and townhouses to large custom estates, with most sales in 2026 being three-bedroom pool homes of 2,000 to 3,000 square feet. The mix varies by neighborhood: some streets have smaller two-bedroom pool homes of about 1,500 to 2,100 square feet, while others, such as Westchester Circle and Palmers Creek Terrace, have estate homes of more than 5,000 square feet.

How does golf work in the Country Club?
The village is built around courses of Lakewood Ranch Golf and Country Club, but membership is a separate purchase; buying a home does not make you a member. The club has been owned by Heritage Golf Group since March 2024, when it bought the club from Schroeder-Manatee Ranch, the Lakewood Ranch developer.

The club’s main clubhouse at 7650 Legacy Boulevard is about 44,000 square feet, with dining, a ballroom, a pro shop, practice facilities and a 9-hole short course. Club-wide, it reports a 20,000-square-foot fitness center, two heated pools, 20 Har-Tru tennis courts and 20 pickleball courts. It sells golf, sports and social memberships but does not publish prices; you request information or book a tour.

What does living in the Country Club cost each year?
Plan for property tax, a CDD assessment of about $3,000 to $6,500 a year, your neighborhood HOA dues, insurance and, if you join, club dues. The CDD figure is higher than in many newer villages, mostly because of large maintenance assessments in these older districts.

Within each district the amount depends on the neighborhood and, in some, the lot tier. CDD 2 no longer carries any debt assessment. CDD 5’s debt lines are small, about $100 to $800 a home, while CDD 6 still carries about $1,000 to $3,100 a home in debt alongside its maintenance assessment. HOA dues vary by neighborhood, and many Country Club homes pay both a village-level association and a neighborhood association. No village-wide fee schedule is published, so ask for every association’s budget and what it covers (gates, lawn care, exterior paint or none of these).

Which schools serve the Country Club?
Country Club homes are in the School District of Manatee County, and zoned schools depend on the exact address. Willis Elementary is at 14705 The Masters Avenue, and Lakewood Ranch High School is at 5500 Lakewood Ranch Boulevard to the north. Boundaries change as new schools open, including Rangeland High School in August 2027, so confirm the zoned elementary, middle and high school with the district for the specific home. What should I check before buying in the Country Club?
For an older home in a layered fee structure, check the age of major systems, every association budget, the tax bill and the flood zone.
- Roof, AC and pool equipment. Many homes are more than 20 years old. Ask for replacement dates and permits, and get an independent inspection plus a wind mitigation report, which can lower insurance.
- All association documents. Get the budget, rules, reserve information and any planned special assessments for both the village and the neighborhood association.
- The tax bill. Pull the latest Manatee County bill to see property tax and the CDD line for that parcel.
