How do property taxes compare?

Area (2025 tax year) Total millage before non-ad valorem assessments Example tax on a $600,000 homesteaded home
City of Venice 14.9292 (county and school 10.7437 plus city 4.1855) About $8,360
Lakewood Ranch, Sarasota County side 11.4737 About $6,460
Lakewood Ranch, Manatee side (East Manatee Fire Rescue district) 14.16 About $7,940

The examples assume the assessed value equals the price and apply the standard homestead exemptions at 2025 amounts. Rates come from the Sarasota County Tax Collector and the Manatee County Property Appraiser. Many Lakewood Ranch homes also pay a CDD or Stewardship District assessment, about $740 to $6,500 a year in most neighborhoods checked for fiscal 2026; see our CDD fees guide. Venice homes may carry their own non-ad valorem charges, so read the tax bill for any address.

What about insurance?

Flood exposure is the biggest cost difference. Redfin’s climate data, from First Street, flags 62% of Venice properties for severe flood risk over 30 years, compared with 7% in Lakewood Ranch. Lenders require flood insurance on mortgaged homes in high-risk zones. Get wind and flood quotes before you make an offer. Which is better for the beach?

Venice, by a wide margin. Sarasota Magazine counts about 14 miles of beaches in the Venice area, including Venice Beach near the historic downtown, Brohard Beach and Paw Park, and Caspersen Beach. Venice is known as the Shark Tooth Capital of the World because of a layer of fossilized shark teeth about 35 feet deep, laid down about 10 million years ago, and beachgoers sift the sand for them. The Venice Fishing Pier at Brohard Park allows fishing without a license.

From Lakewood Ranch, Siesta Key, Lido Key, Longboat Key and Anna Maria Island are about 15 to 18 miles away. See our guide to beaches near Lakewood Ranch.

Which has more character and walkability?

Venice has the historic, walkable downtown; Lakewood Ranch has planned town centers and far more trails. John Nolen drew Venice’s city plan in the mid-1920s, and the Brotherhood of Locomotive Engineers developed it. The restored 1927 train depot is now the southern end of the Legacy Trail, a paved rail trail of about 18 miles to Sarasota. Venice Theatre moved into a former gymnasium in 1973.

Lakewood Ranch was planned around the car, but Main Street and Waterside Place offer restaurants and events, and the community reports more than 150 miles of trails. Redfin rates Venice a Walk Score of 31, “car-dependent,” so most Venice errands outside downtown also need a car. See Main Street and Waterside Place and parks and trails.
