The Business Observer reported 1,064 Lakewood Ranch sales for the first half of 2026; the Observer reported 1,035 from the same survey. Either way, Lakewood Ranch sold more new homes than Wellen Park.
Where is Wellen Park compared with Lakewood Ranch?
Wellen Park is about 29 miles south of Lakewood Ranch, east of Venice along I-75. Rome2Rio estimates 28.8 miles and 32 minutes from Lakewood Ranch to the Wellen Park Welcome Center on Mercado Drive.
The address can confuse buyers. Wellen Park homes use Venice, FL mailing addresses, but the City of North Port says the community is inside North Port’s city limits, “well outside the City of Venice limits.” That matters for taxes, police, fire and utilities, all covered below.
Lakewood Ranch is about 12 miles, or 20 minutes, from downtown Sarasota and about 9 miles from Sarasota Bradenton International Airport (SRQ). Wellen Park is farther from both, but closer to Venice, Englewood and the beaches south of Sarasota. See Lakewood Ranch’s location, commutes and airports.

How do property taxes compare?
Wellen Park owners pay City of North Port taxes on top of county and school taxes. Lakewood Ranch is unincorporated.

The examples assume the assessed value equals the price and apply the standard homestead exemptions at 2025 amounts. Rates come from the Sarasota County Tax Collector and the Manatee County Property Appraiser. North Port says only about 30 cents of each dollar on the average Wellen Park homeowner’s bill goes to the city.
What about district assessments?
Both communities finance roads, stormwater and other infrastructure through special districts billed on the tax bill:
- Wellen Park: the West Villages Improvement District, created by the Legislature in 2004, covers more than 12,000 acres in North Port and unincorporated Sarasota County. Owners pay assessments for the development unit their lot sits in, one of 13, plus a district-wide assessment. The district is listed as a levying authority on the Sarasota County tax roll.

Which has more to do?
Lakewood Ranch has the larger and more finished amenity base; Wellen Park has a new downtown and Braves spring training.

Wellen Park is entirely in Sarasota County Schools, which earned an A for 2025-26, its 23rd straight A. Wellen Park’s developer names Taylor Ranch Elementary, Venice Middle and Venice High among nearby schools; confirm zoning by address. Lakewood Ranch is much further along. Its developer reported 70% of its land sold or leased as of March 2026, with 27,918 homes sold. Wellen Park reported about 10,000 residents against a plan for more than 50,000 and 22,500 homes, so expect construction around it for many years. Wellen Park’s sales are growing fast: 727 in the first half of 2026, up 37% from a year earlier, after 992 in all of 2025.
More construction means more new-home choice and builder incentives, but also more trucks, dust and change near your home. Look at what is planned on empty land nearby before you buy in either place.

Choose by where you will spend your days: Sarasota and the airport, or the beaches south of Venice.
Choose Lakewood Ranch if you:
- Work in Sarasota, Bradenton or Lakewood Ranch, or fly often from SRQ
- Want a hospital, two town centers and a large trail network today
- Want to avoid a city tax (and accept CDD or Stewardship District assessments)
