Palmer Ranch sits in central Sarasota County, roughly between Clark Road on the north and Osprey on the south, with US 41 to the west and I-75 to the east. It is about 14.4 miles, or 18 minutes in light traffic, from Lakewood Ranch by Rome2Rio’s estimate.

The land comes from Bertha Palmer’s early 20th-century holdings. Hugh Culverhouse, the founder of the Tampa Bay Buccaneers, bought the remaining ranch land in 1972, and Palmer Ranch was set up as a Development of Regional Impact in 1984. Sarasota Magazine counted 34 developments with more than 90 neighborhoods in 2020, including the gated Prestancia golf community around the two TPC Prestancia courses and Deer Creek.

Which costs more?

Lakewood Ranch has the higher median sale price, but the two overlap, and their tax bills start from the same Sarasota County base on the Sarasota side. Redfin reported a median sale price of $619,690 for Lakewood Ranch in July 2026 and $472,393 for ZIP 34238, which includes Palmer Ranch, in June 2026, down 3.8% from a year earlier.

The medians reflect different housing. Palmer Ranch mixes condos and villas with single-family homes, and its newer neighborhoods sit along the southern extension of Honore Avenue. Lakewood Ranch has more new single-family homes and more luxury villages, and the developer lists new homes from the high $200,000s to over $2 million.

Lakewood Ranch reported 70% of its land sold or leased as of March 2026, with new villages still opening on its eastern edge. Palmer Ranch Holdings, led by Hugh Culverhouse, won Sarasota County approval in September 2026 to move forward with Palmer East, a separate project of about 5,700 homes on roughly 2,350 acres east of I-75 near Nokomis, planned over 20 years.
