Mallory Park is in the Manatee County part of Lakewood Ranch, Florida (Manatee and Sarasota counties), on Woodfern Trail just north of 44th Avenue East and west of White Eagle Boulevard. The developer’s village tour heads west on 44th Avenue East past the White Eagle Boulevard intersection, then turns north on Woodfern Trail to the Mallory Park entrance. Homes use the 34211 ZIP code, and DiVosta’s sales center address was 11717 Blue Hill Trail.

Because it is north of University Parkway, the county line through Lakewood Ranch, homes are assessed by the Manatee County Property Appraiser and served by the School District of Manatee County.

The village sits in the northern part of Lakewood Ranch, between State Road 70 and State Road 64. 44th Avenue East runs west toward Lakewood Ranch Boulevard and Bradenton, and both state roads have I-75 interchanges, which helps for trips north toward Tampa. Mallory Park is a gated, all-ages village of townhomes and one- and two-story single-family homes built by DiVosta, a PulteGroup brand, set around about 36 acres of lakes and wetlands. Homes in recent sales reports were built from 2017 to 2021, and the village is not on the developer’s 2026 list of villages selling new homes, so purchases today are resales.

A 2025 Your Observer feature noted the village’s coastal architecture and resort-style pool, described residents’ elaborate neighborhood Halloween traditions, and quoted one resident calling the community “very events and family focused.”

On the stewardship district’s books, Mallory Park is part of the Lakewood Centre North area, which it shares with nearby villages Savanna, Indigo, Arbor Grande and Woodleaf Hammock.

Few Mallory Park sales reached the weekly top-sales lists in 2026; the two that did sold for $690,000 and $752,000 for homes of about 2,900 to 3,100 square feet. These lists only capture each week’s higher-priced sales, so townhomes and smaller Manor homes, which make up much of the village, generally sell for less and rarely appear.

Two comparisons stand out. A 2,859 square foot home on Anchor Bay Trail sold for $855,000 in early 2024, and another of the same size on the same street sold for $752,000 in spring 2026, in line with the softer market since 2024. Mallory Park’s amenity center has a zero-entry resort-style pool with lap lanes, a clubhouse with a gathering room and catering kitchen, a fitness center, and pickleball and basketball courts. DiVosta’s brochure also lists a fire pit seating area and a kids’ play area. The village has a gated entrance.

HOA dues cover lawn maintenance and use of the amenities, according to DiVosta’s brochure, but no published dues amount was found. Ask for the current budget and, for townhomes, exactly which exterior maintenance, roof and insurance costs the association covers. Which schools serve Mallory Park?

Mallory Park is in the School District of Manatee County, and B.D. Gullett Elementary and Dr. Mona Jain Middle School are both close by on 44th Avenue East. Gullett Elementary is at 12125 44th Avenue East, and the developer’s tour points out both schools just east of Woodfern Trail. Lakewood Ranch High School is at 5500 Lakewood Ranch Boulevard.   1. HOA documents. Get the budget, rules, reserves and any special assessments. Townhome buyers should confirm who insures and maintains the roof and exterior walls.
  2. Tax bill. Confirm the stewardship district line (single-family or multifamily) and the current property tax.
  3. Inspection. Homes are five to nine years old. Have an inspector check the roof, AC, water heater and any pool equipment, and get a wind mitigation report.
