Where is Polo Run?
Polo Run is on the north side of State Road 70 in the Manatee County part of Lakewood Ranch, Florida (Manatee and Sarasota counties), about six miles east of Interstate 75 and east of the Premier Sports Campus. The developer’s village tour enters it from State Road 70 by turning onto Polo Trail, the main street through the village. Homes use the 34211 ZIP code, often with a Bradenton mailing address.
Because it is north of University Parkway, the county line through Lakewood Ranch, Polo Run homes are assessed by the Manatee County Property Appraiser and served by the School District of Manatee County.
State Road 70 is the main route out. It runs west to its own I-75 interchange and on into Bradenton, and it connects to Lakewood Ranch Boulevard and Lorraine Road for trips south to Main Street and University Parkway. State Road 70 between Lorraine Road and Waterbury Road (County Road 675) is being widened to four lanes, with completion expected in spring 2027, so expect construction delays for now. The guide to Lakewood Ranch’s location and commutes covers drive times to Sarasota, Tampa and the airports.
What is Polo Run?
Polo Run is a Lennar village of single-family homes that launched in 2017 as Lakewood Ranch’s first all-solar community. Sarasota Magazine reported at launch that the village would have 500 homes on 422 acres, built out over five to six years, with three models from 1,600 to 3,400 square feet and starting prices in the high $200,000s.
Homes in recent sales reports were built from 2018 to 2021, and the village is no longer on the developer’s list of villages selling new homes, so purchases today are resales. The stewardship district assesses Polo Run homes as one of three product types: Executive, Manor or Estate.
How does the solar work at Polo Run?
Lennar planned every home with rooftop solar panels leased through SunStreet, a solar company, rather than owned outright. According to Sarasota Magazine’s 2017 report:
- The panels were expected to offset 50 to 60 percent of each home’s energy needs.
- Owners pay a fixed monthly lease payment that does not change during the lease, with no upfront cost.
- The panels are brand-name products with a 20-year warranty, and maintenance is free during the lease term.
For a resale buyer, the lease is the key detail. Ask the seller for the original lease, the current monthly payment, the remaining term, what happens at the end of the term, and how the lease transfers at closing. Some buyers and lenders treat a solar lease like any other monthly obligation, so share the paperwork with your lender early. Also ask how the panels affect roof repairs or replacement, since panels may need to be removed and reinstalled.
How much are homes in Polo Run?
In early 2026, Polo Run homes in the weekly top-sales reports sold for about $540,000 to $780,000, with most 2,200 to 2,500 square foot pool homes selling in the high $600,000s to mid $700,000s. The table lists Polo Run sales from Your Observer’s “top residential real estate sales” reports for Lakewood Ranch. These lists feature each week’s higher-priced sales, so smaller homes without pools may sell for less.
| Sale (week reported) | Price | Size | Beds, baths | Built |
|---|---|---|---|---|
| 18013 Polo Trail (Feb 16 to 20, 2026) | $780,000 | 3,908 sq ft | 6 bed, 4.5 bath | 2019 |
| 17614 Polo Trail (Apr 13 to 17, 2026) | $775,000 | 2,455 sq ft | 3 bed, 3 bath, pool | 2021 |
| 17213 Polo Trail (Dec 1 to 5, 2025) | $750,000 | 2,328 sq ft | 4 bed, 2.5 bath, pool | 2019 |
| 17936 Polo Trail (Jan 12 to 16, 2026) | $700,000 | 2,455 sq ft | 3 bed, 3 bath, pool | 2019 |
| 6534 Clairborne Lane (Feb 16 to 20, 2026) | $670,000 | 2,219 sq ft | 3 bed, 3 bath, pool | 2021 |
| 17045 Polo Trail (May 11 to 15, 2026) | $670,000 | 2,326 sq ft | 4 bed, 2.5 bath, pool | 2018 |
| 17343 Blue Ridge Place (Feb 2 to 6, 2026) | $540,000 | 1,836 sq ft | 3 bed, 3 bath, pool | 2019 |
Five of these seven homes had earlier sales of $400,000 to $485,000 in 2018 to 2021, so prices have risen since build-out. One home, 6534 Clairborne Lane, sold for $670,000 in 2026 after selling for $740,000 in 2024, a reminder that prices have softened from their peak. The quarterly Lakewood Ranch housing market report tracks the trend.
What amenities does Polo Run have?
Polo Run was planned with its own amenities: a clubhouse, fitness center, resort-style pool, playground and sports courts. At launch, Sarasota Magazine listed bocce, tennis and basketball courts alongside the pool and clubhouse. Amenity lists change as HOAs add courts (for example, converting tennis to pickleball), so ask the HOA for the current list.
Beyond the village, residents can use Lakewood Ranch’s shared parks and more than 150 miles of trails; see the guide to parks, trails and nature preserves. The Premier Sports Campus is just to the west. The things to do guide has more ideas nearby.
What does living in Polo Run cost each year?
Plan for HOA dues, a stewardship district assessment of about $2,233 to $2,624 a year, Manatee County property tax, insurance and the solar lease payment.
Polo Run is in the Lakewood Ranch Stewardship District and shares a bond series with Lakewood National, named “Lakewood National and Polo Run Series 2017.” The fiscal 2026 schedule lists:
| Polo Run product | Gross debt assessment | Gross maintenance | Total per year |
|---|---|---|---|
| Executive | $1,809.82 | $423.35 | About $2,233 |
| Manor | $2,005.48 | $423.35 | About $2,429 |
| Estate | $2,200.87 | $423.35 | About $2,624 |
The debt part ends when the bonds are repaid; the maintenance part continues. The guide to CDD fees in Lakewood Ranch explains how to confirm the figure on the tax bill.
HOA dues were not published in any source checked for this guide, so ask for the current budget and what it covers. Property tax is set by Manatee County, and the Florida homestead exemption can lower the bill for full-time residents. For a full annual budget, see the true cost of owning a home in Lakewood Ranch.
Which schools serve Polo Run?
Polo Run is in the School District of Manatee County, and the zoned schools depend on the exact address. Lakewood Ranch High School is at 5500 Lakewood Ranch Boulevard, and Rangeland High School, at Rangeland Parkway and Post Boulevard, is scheduled to open in August 2027, which could shift some boundaries in this part of the county. Confirm the zoned elementary, middle and high school with the district before you buy. The Lakewood Ranch schools guide explains how zoning works.
Who is Polo Run best for?
Polo Run suits buyers who want a 2018 to 2021 single-family home with a pool for well under $1 million, close to State Road 70.
| If you want… | Consider |
|---|---|
| A recent single-family home with lower power bills | Polo Run |
| A golf membership bundled with the home | Lakewood National, which shares Polo Run’s bond series |
| Townhomes or single-family homes near 44th Avenue East schools | Mallory Park |
| A brand-new home with a builder warranty | Star Farms or other villages on every Lakewood Ranch village |
It is a weaker fit if you do not want a solar lease, if you want to walk to a town center, or if you need a 55+ community; see the 55+ communities guide for those.
What should buyers check before buying in Polo Run?
Check the solar lease, the tax bill, the HOA budget and the flood zone for the specific home.
- Solar lease. Get the lease, payment, remaining term and transfer process, and share them with your lender.
- Tax bill. Confirm the stewardship district line (Executive, Manor or Estate) and current property tax.
- HOA documents. Ask for the budget, rules, reserves and any planned special assessments.
- Inspection. Homes are five to eight years old; have an inspector check the roof (including around panel mounts), AC and pool equipment, and get a wind mitigation report.
- Flood zone. Check the FEMA flood zone and, for lakefront lots, ask for an elevation certificate. See the hurricanes, flooding and insurance guide.
The guide to new construction vs resale compares the two paths. When you are ready, the real estate hub explains how to choose an agent who knows the newer resale villages.
