Where is Stillwater?
Stillwater is in the Manatee County part of Lakewood Ranch, Florida (Manatee and Sarasota counties), just south of State Road 70 on Bourneside Boulevard, with Lakewood Ranch addresses in ZIP code 34211. Because it is north of University Parkway, the county line through Lakewood Ranch, homes are assessed by the Manatee County Property Appraiser and served by the School District of Manatee County.
Bourneside Boulevard is one of the newer north-south roads in the eastern part of the community. It also leads to the main gate of Del Webb Catalina, the 55+ village, and, toward State Road 64, to Star Farms.

What is Stillwater like?
Stillwater is a small, gated enclave of 105 single-family homes set among preserves, built by a single builder, Lennar. Lennar announced the neighborhood in July 2025 and said sales were expected to begin that winter. In October 2026 it was on the developer’s list of villages selling new homes, and Lennar showed 15 homes available.
The appeal is scale. Most Lakewood Ranch villages selling new homes in 2026 have hundreds or thousands of homes, multiple builders and a large amenity campus. Stillwater has a gate, a short list of floor plans and neighbors who all bought from the same builder within a few years. That makes it quieter, but it also means fewer on-site amenities than the larger villages.
What homes are in Stillwater?
Lennar sells eight single-family floor plans in two collections, from 1,850 to 2,724 square feet with 2 to 4 bedrooms and up to 3-car garages. The Executive collection has four plans from 1,850 to 2,247 square feet. The Manor collection has four plans from 2,244 to 2,724 square feet, and Lennar’s 2025 announcement said Manor homes include a three-bay garage.

Lennar builds Stillwater homes with its Everything’s Included package. The developer’s page says that covers tile roofs, paver driveways, hurricane protection, stainless-steel appliances and a washer and dryer. That reduces the upgrade list, but it also means you have fewer choices at the design center than with a semi-custom builder. Ask for the current included-features sheet and compare it with what you would otherwise add.
How much do homes in Stillwater cost?
In October 2026 Lennar listed Stillwater homes from $501,999 to about $773,607, and the developer summarizes prices as “$500,000+.” These are builder “from” prices for new construction and change often.

The developer’s village page shows model prices from $516,999 (Victoria) to $651,999 (Richmond), a little different from Lennar’s own “from” prices, and Lennar’s highest figure is for a specific available home. Ask for the current price sheet, since lot location and options change the final price. What does Stillwater cost each month beyond the mortgage?
Plan for HOA dues of about $350 to $360 a month, Manatee County property tax, any district assessment and insurance, and check each one for the exact address.
- HOA dues are published at $350.33 to $359.67 a month. Ask for the HOA budget and rules to see exactly what is covered, such as gate operation, common-area landscaping and any lawn service for individual homes.
- Property tax is set by Manatee County and the other taxing authorities. Look up a parcel’s history on the Manatee County Property Appraiser site. A new home finished after January 1 can be taxed on the land only for its first bill, so the next year’s bill can be much higher.
- District assessments. Much of the newer Lakewood Ranch area is financed through the Lakewood Ranch Stewardship District, whose charges appear as separate lines on the property tax bill. What amenities does Stillwater have?
Stillwater’s own amenities are limited: neither the developer nor Lennar lists a neighborhood pool or clubhouse, so the main features are the gate, the preserve setting and Lakewood Ranch’s shared facilities. Lennar’s marketing points buyers to Lakewood Ranch’s Main Street, its town centers, golf courses, tennis courts and parks rather than to on-site amenities.
That is a real trade-off against the larger villages. Larger villages such as Star Farms and Del Webb Catalina are built around amenity campuses with pools, fitness centers and lifestyle directors, and their HOA dues pay for them. At Stillwater you pay a similar HOA fee without a resort pool, so confirm with Lennar what the dues fund.

Which schools serve Stillwater?
Stillwater is in the School District of Manatee County, and the zoned elementary, middle and high schools depend on the exact address. What should I check before buying in Stillwater?
Check six things for any Stillwater home: the HOA budget, the district assessment, the flood zone, the warranty, the school zone and what is planned nearby.
- Ask for the current HOA budget, rules and any planned special assessments, and what the $350 to $360 monthly dues cover.
- Ask Lennar for the written disclosure of any Stewardship District or CDD assessment on the lot, then check it against the Manatee County tax bill once the parcel is assessed.
- Check the FEMA flood zone and ask for an elevation certificate, especially on lots that back onto preserve or water.
