Where is Del Webb Catalina?
Del Webb Catalina is in the Manatee County part of Lakewood Ranch, Florida (Manatee and Sarasota counties), on the east side of Bourneside Boulevard between 44th Avenue East and Rangeland Parkway. The main gate is on Bourneside Boulevard, with additional entry points on 44th Avenue East to the north and Rangeland Parkway to the south. The sales address is 4844 Starlight Beach Lane, Lakewood Ranch, ZIP 34211.
When PulteGroup bought the land in 2023, it gave these distances from the site: about 6 miles to Interstate 75, 2.3 miles to State Road 70 and 2 miles to State Road 64. That is a central location within Lakewood Ranch, closer to the State Road 70 and 64 interchanges than to University Parkway. For drive times to Sarasota, Tampa, the beaches and the airports, see our guide to where Lakewood Ranch is and how the commutes work.
What is Del Webb Catalina?
Del Webb Catalina is PulteGroup’s second 55+ village in Lakewood Ranch, planned for about 1,300 attached villas and single-family homes around a 70-acre lake. Pulte closed on 724 acres for the village in November 2023, after its first village, Del Webb Lakewood Ranch, sold out earlier that year. Del Webb’s own site now describes Catalina as a 735-acre community with nearly 200 acres of lakes and more than 101 acres of preserve.
The village held its grand opening on February 1, 2025, with seven decorated model homes. About 500 people came, according to Your Observer, five times what the sales team expected. The design theme is California coastal, with Mexican fan palms and agave in the landscaping. Catalina is gated and on the developer’s 2026 list of villages selling new homes.
What homes are in Del Webb Catalina?
Del Webb sells attached villas and single-family homes from about 1,405 to more than 3,970 square feet, in four collections. The villas are built in four-unit buildings. The collections step up in home size and price. When the village was announced in 2023, Del Webb said its GenYou floor plans include zero-entry showers, widened hallways, open spaces and point-of-use storage, with options for an expanded garage, an extended lanai, an open-air patio or a sunroom.
| Home type | Size range | Builder prices (Oct 2026) |
|---|---|---|
| Attached villas (four-unit buildings) | About 1,448 to 1,602 sq ft (developer) | From the $350s |
| Single-family homes | About 1,405 to 3,970+ sq ft (developer) | $400s to $1M+ |
| All homes listed | About 1,405 to 3,970+ sq ft | $358,990 to $1,179,990 |
Sources: the developer’s village page and Del Webb’s Lakewood Ranch page, October 2026. Del Webb markets four collections, named Vista (from $358,990), Scenic, Distinctive and Echelon (from $706,490); confirm the current plans and price sheet with the sales team.
The developer’s page lists individual homes from $358,990 to $1,179,990. Prices are builder prices for new construction, and lot location, plan size and options account for the spread.
What does Del Webb Catalina cost each month beyond the mortgage?
Plan for HOA dues of $335 to $409 a month, Manatee County property tax, any district assessment and insurance, and get each figure for the exact address.
- HOA dues are published at $335 to $409 a month. The range may reflect home type, so ask which figure applies to the home you want and what it covers, including whether lawn and exterior care are included.
- Property tax is set by Manatee County. Look up a parcel on the Manatee County Property Appraiser site. If you will live in the home full time, the homestead exemption lowers the taxable value; see our homestead exemption guide.
- District assessments. For comparison, the original Del Webb village pays a Lakewood Ranch Stewardship District assessment of about $1,321 to $1,679 a year (fiscal 2026 gross, by lot width). Catalina does not appear by name in the district’s fiscal 2026 schedule, so ask Del Webb for the written disclosure for your lot. Our guide to CDD fees in Lakewood Ranch explains how these charges appear on the tax bill.
- Insurance depends on the roof, construction and flood zone. Homes on the lake should come with an elevation certificate. See our hurricanes, flooding and insurance guide.

What amenities does Del Webb Catalina have?
The heart of Catalina is a 15-acre lakeside amenity campus with a large clubhouse, a resort pool, 12 pickleball courts and a restaurant. Del Webb puts the clubhouse at about 35,000 square feet, and Your Observer reported a 37,000-square-foot amenity center at the grand opening.
| Amenity | Details (developer and Del Webb, 2026) |
|---|---|
| Clubhouse | Fitness center, aerobics, art studio, wellness center with saunas, lifestyle director |
| Pool | Heated resort-style pool with spa, resistance pool, poolside cabanas |
| Courts | 12 pickleball courts (8 covered), 5 tennis courts, 4 bocce courts |
| Dining | Café and the Horizon restaurant and bar |
| Other | Golf simulator, putting green, dog parks, community gardens |
| Outdoors | 70-acre lake, 101+ acres of preserve, walking trails (12 miles per the developer; Del Webb lists 5+ miles of pathways) |
Pickleball players are a clear target, with 12 courts, 8 of them covered. Catalina does not have its own golf course. Golfers often look at Lakewood Ranch Golf and Country Club, a separate private club open to all ages; see our golf guide.
What are the age rules and lifestyle like?
Catalina is an age-restricted community for buyers 55 and older, with an on-site lifestyle director running clubs, classes and events. Under the federal rules for 55-or-older housing, at least 80% of occupied homes must have at least one resident aged 55 or older. Within that limit, each community writes its own rules on younger residents, live-in caregivers, guests and how long grandchildren can stay. Read Catalina’s declaration and rules before you sign, especially if a younger spouse, an adult child or a caregiver may live with you.
Daily life centers on the amenity campus: fitness classes, pickleball leagues, social clubs, happy hours at the restaurant and events on the lawn. Beyond the village, Lakewood Ranch Community Activities runs more than 50 clubs open to residents, and our guide to clubs and ways to meet people lists more. For hospitals, urgent care and finding a doctor, see our healthcare guide.

Who is Del Webb Catalina best for?
Catalina suits active buyers 55 and older who want a new home, a large social calendar and the option of a villa under $400,000.
It is a strong fit for pickleball players, people who want to walk to dinner and fitness classes inside the gate, and couples who want a lock-and-leave villa. It is a weaker fit for golfers who want a course inside the village, buyers with school-age children at home, or anyone who prefers a small neighborhood. What should I check before buying in Del Webb Catalina?
Check six things for any Catalina home: the HOA budget, the district assessment, the age rules, the flood zone, the warranty and the construction schedule.
- Ask for the current HOA budget and exactly what the dues include, such as lawn care, irrigation and exterior maintenance.
- Get the written district assessment disclosure for the specific lot and check the Manatee County tax bill once the home is assessed.
- Read the age restriction rules for residents, caregivers and guests.
- Check the FEMA flood zone and ask for an elevation certificate, especially on lakefront lots.
- Read Del Webb’s warranty and schedule independent inspections during construction and before closing. Our guide to buying new construction vs resale explains why.
- Ask how many homes are left to build and what phase will be built next to your lot, since construction traffic can last for years in a 1,300-home village.
