Where is Cresswind Lakewood Ranch?

Cresswind is in the northeast part of Lakewood Ranch, Florida (Manatee and Sarasota counties), on about 250 acres north of State Road 70 and east of the Uihlein Road extension, in Manatee County. Homes use Lakewood Ranch addresses in ZIP code 34211 and are assessed by the Manatee County Property Appraiser. Kolter’s New Home Center for the village is at 8131 Lakewood Main Street, Suite 106, so first visits often start on Main Street rather than at the gate.

The village is part of what the developer calls the Northeast Quadrant, land that was once sod farms, tree nurseries and citrus groves. A 2019 Bradenton Herald report on the area, republished by Kolter, named Cresswind alongside Taylor Morrison’s Azario and D.R. Horton’s Solera as the first neighborhoods there. The Stewardship District’s fiscal 2026 schedule lists Cresswind under Northeast Sector Phase 1A, next to Solera.

What is Cresswind Lakewood Ranch?

Cresswind is Kolter Homes’ gated, 55+ village of 649 single-family homes, built around a resident-only clubhouse and a fitness-focused lifestyle program. Kolter planned 648 homes when sales opened, and the developer now lists 649. In 2019 Sarasota Magazine reported that Kolter had already built seven other Cresswind active-adult communities in Florida, Georgia and the Carolinas.

Sales opened on October 18, 2019, during the Lakewood Ranch Tour of Homes, with 10 model homes. The same week, Kolter began building a 13,000-square-foot clubhouse that Your Observer reported cost about $7 million. Its modest size, about half that of Del Webb Catalina, is the main thing that sets it apart from the other 55+ village selling new homes.

A few design choices reflect the 55+ buyer. Streets have a 10-foot sidewalk on one side and a 6-foot sidewalk on the other to encourage walking, and model homes in 2019 featured beach-entry showers that ramp down into the shower.

What homes are in Cresswind?

Cresswind has single-family homes only, with 2 to 4 bedrooms, 2- to 3-car garages and about 1,524 to 3,574 square feet, according to the developer. There are no villas or townhomes. Many floor plans add a den, and several come in a “with bonus” version that adds space.

The developer says the HOA fee includes maintenance. Ask for the HOA budget to see exactly what that covers, such as lawn mowing, irrigation and any exterior work. What amenities does Cresswind have?

Cresswind’s amenities center on a resident-only clubhouse with a SmartFIT training center, a resort pool and courts for tennis, pickleball and bocce.

  • Clubhouse: multi-purpose event spaces, a demonstration kitchen and ballroom in the original plans, a game room, and an art studio with a kiln.
  • Fitness: the SmartFIT Training Center with EGYM equipment, a group fitness studio and a cardio studio.
  • Pools: a resort-style pool and spa with a grilling area, plus a resistance pool.
