Where are Summerfield and Riverwalk?
Summerfield lies along Lakewood Ranch Boulevard and Riverwalk sits beside it near the Braden River, in the Manatee County part of Lakewood Ranch, Florida (Manatee and Sarasota counties). The developer’s village tour describes driving south on Lakewood Ranch Boulevard through Summerfield on the way to Lakewood Main Street, which puts both villages close to the restaurants and shops downtown and to the University Parkway corridor.
Both villages are north of University Parkway, the county line, so homes are assessed by the Manatee County Property Appraiser and served by the School District of Manatee County. Mailing addresses use Lakewood Ranch, ZIP 34202.

When were Summerfield and Riverwalk built?
Summerfield was the first village in Lakewood Ranch, opened in 1995, and Riverwalk followed in 1999. Schroeder-Manatee Ranch moved into community development in February 1994, and the developer’s own tour calls Summerfield “the very first village in Lakewood Ranch, opened in 1995.” Sarasota Magazine reported in 2002 that Summerfield started as a community of starter homes beginning at about $80,000.

Most homes are now about 20 to 30 years old. Expect mature trees, established landscaping and a mix of original and fully renovated houses on the same street.
How much do homes in Summerfield and Riverwalk cost?
Redfin put the median sale price at about $524,700 in Summerfield and about $589,700 in Riverwalk for the three months ending August 2026, both up from a year earlier. Summerfield’s median was up 10.5% and Riverwalk’s up 12.3%. Redfin counted 24 Summerfield sales and 8 Riverwalk sales in August 2026. Medians for small villages swing a lot from month to month, so use them as a guide only.

Both villages pay Lakewood Ranch CDD 1 on the property tax bill, about $1,481 to $2,043 per home for fiscal 2026, plus a small village association fee. The district’s bonds are paid off, so the whole assessment is for operations and maintenance of the roads, landscaping, lakes and stormwater system.

What parks and amenities are nearby?
The two villages share some of the best-known parks in Lakewood Ranch: Summerfield Community Park and the 110-acre Heron’s Nest Nature Park.
- Summerfield Community Park is a 15-acre park with three separate playgrounds, tennis courts, a basketball court, a baseball field, a soccer field, jogging paths and a pavilion.
- Heron’s Nest Nature Park covers 110 acres with trails, fishing and boating on the 12-acre Heron Lake and the 27-acre Summerfield Lake.
- The Braden River Nature Trail in Riverwalk links two large lakes with Heron’s Nest, according to the 2009 survey.
The villages do not have a large resort-style clubhouse of their own, which is part of why association dues are so low. Do Summerfield and Riverwalk flood?
Some streets have: homes in Summerfield Woods and Bluffs flooded after Hurricane Debby in August 2024, and the same area flooded in the late 1990s. After the 1990s flooding, an elaborate flood control system was installed near Lakewood Ranch Boulevard and Hidden River Trail. After Debby, the Observer reported two problems on the Braden River downstream, outside Lakewood Ranch: sediment buildup under River Club Boulevard and a narrowing of the river near The River Club golf course.
The developer, Schroeder-Manatee Ranch, worked with Manatee County after Debby to enlarge drainage inlets on University Parkway, but the downstream problems were outside Lakewood Ranch as of early 2025. Both villages are in the School District of Manatee County, and the zoned elementary school varies by street. 2026 listings showed McNeal Elementary for a Summerfield home and Willis Elementary for a Riverwalk home, with Nolan Middle and Lakewood Ranch High for both.
