In Lakewood Ranch, Florida, University Parkway is roughly the county line. The Manatee side's 2025 property tax rate was 14.16 mills in the East Manatee Fire Rescue district, versus 11.4737 on the unincorporated Sarasota side, before assessments. In 2026 the county also decides your school district, utilities, trash service and permit office.

Where is the county line in Lakewood Ranch?

University Parkway runs roughly along the county line: villages to the north are in Manatee County and villages to the south are in Sarasota County. Lakewood Ranch is one master-planned community, but it has no city government, so the two counties provide most local services and set most local rules.

Most of Lakewood Ranch’s older villages near I-75, such as Summerfield and the Country Club, are also on the Manatee side. Use the property appraiser record to confirm the county for a specific parcel; our village comparison lists the county for each village.

How do property taxes differ?

The 2025 base rate was lower on the unincorporated Sarasota side, 11.4737 mills, than in Manatee’s East Manatee Fire Rescue district, 14.16 mills, but Sarasota bills more services as separate assessments. One mill is $1 per $1,000 of taxable value.

The examples assume the assessed value equals the price and apply the $25,000 homestead exemption to all levies and the additional $25,722 exemption (2025 amount) to non-school levies. The Sarasota County Tax Collector lists stormwater, fire and rescue, and solid waste collection as examples of non-ad valorem assessments, which are billed by unit rather than by value. That narrows the gap shown above, so compare the total of two real tax bills for similar homes rather than the millage alone. The 2026 tax bills, mailed in November 2026, will use the rates each county adopted in September 2026.

Do CDD fees depend on the county?

No. CDD and Stewardship District assessments depend on the village, the bond series and the lot, not the county. The Lakewood Ranch Stewardship District covers neighborhoods on both sides, and the Sarasota County Tax Collector’s list of levying authorities includes the Lakewood Ranch Stewardship District and the Windward of Lakewood Ranch CDD. Is the homestead exemption the same?

Yes, the standard homestead exemption is set by state law, but you apply to your own county, and some extra exemptions differ. Own and live in the home on January 1 and apply by March 1 to the Manatee County Property Appraiser or the Sarasota County Property Appraiser. The Save Our Homes cap works the same way in both counties.

The low-income senior exemption differs. Manatee County offers $25,000 off county millage for qualifying owners 65 and older. In Sarasota County, the unincorporated senior exemption is $5,000, with a 2026 household income limit of $38,686. Which school district will my children attend?

Your county decides your district: the School District of Manatee County on the north side and Sarasota County Schools on the south side. Sarasota County Schools earned an A for 2025-26, its 23rd straight A. The Manatee district kept a B, while Lakewood Ranch High slipped from an A to a B.

Most of the public schools inside Lakewood Ranch are Manatee schools, including McNeal and Willis elementaries, Nolan and Dr. Mona Jain middle schools, and Lakewood Ranch High, and Manatee’s new Rangeland High opens in August 2027. Sarasota-side Waterside homes were zoned in 2026 for Tatum Ridge Elementary, McIntosh Middle and Booker High, several miles away. Confirm zoning for the exact address. See our schools guide.

How do water, sewer and trash differ?

Each county runs its own utility and its own trash billing, and typical water and sewer bills are in the same range.

Manatee County’s example bill shows $103.83 for water and sewer and $23.65 for garbage on 6,000 gallons; the 4,000-gallon figure is our calculation from the county’s base and per-gallon rates for a standard 5/8-inch meter. The county’s notice lists the example total as $130.48, but its two charges add to $127.48. Irrigation on a separate meter or reclaimed water changes the numbers. Who handles permits, and does it matter?

Your county’s building office reviews and inspects work such as AC replacements, re-roofs and pools, and the steps differ slightly between the two.

  • Manatee side: the Manatee County Building Division handles permits, inspections, contractor licensing and floodplain management. It has moved to 9000 Town Center Parkway in Lakewood Ranch and takes applications through the Accela online portal.
  • Sarasota side: Sarasota County Planning and Development Services handles building permits, inspections and code enforcement, with offices at 1001 Sarasota Center Blvd. in Sarasota and 4000 S. Tamiami Trail in Venice, and online applications through Accela.

So which side should you choose?

Choose the village first, then check what its county means for your budget and schools. A few rules of thumb:

  • If Sarasota County schools are a priority, focus on villages south of University Parkway, such as Waterside, Windward and Monterey.
  • If you want the 55+ villages, Lakewood National or the established Country Club area, you will be on the Manatee side.
  • Compare the full tax bill, including CDD and non-ad valorem lines, for two similar homes, one on each side.
  • Ask for 12 months of utility bills from the seller.
